Moscow investors are developing a mixed-use complex on this 145,000 sq m (1,560,000 sq ft) industrial site on the banks of the Moscow River. Low-rise commercial offices, residential buildings, retail, hotels and an entertainment center will total approximately 535,000 sq m (5,800,000 sq ft). This development reflects the larger urban renewal trend incorporating retail, entertainment, residential and commercial functions to revitalize a community by offering a wealth of opportunities for work, living and play.

Zoning for the site, 5km southwest of the Kremlin Grounds, requires a prescribed amount of green area with trees as part of the new development.
