The application of creative design to overcome significant logistical and spatial challenges to achieve the transformation of 2 conjoined, derelict factory buildings into modern, class B+ office accommodation
The Krugozor development comprises 2 conjoined factory buildings which were used to manufacture toys during the Soviet era, before being left to fall into dereliction. Acquired by Horus Capital, the two buildings have been completely gutted, re-clad, and fitted out to shell and core with new infrastructure systems to deliver 45,000 sq m of grade B office space to the Moscow market. Aiming to attract western tenants we created dynamic and exciting designs for the reception spaces and common parts, together with tenant design guidelines to ensure consistency of appropriate standards throughout the development.

Logistically, the main building presented a significant design challenge due to the travel distance of 36m from the reception to each of the lift banks. Our design approach was to celebrate arrival at the building in a 'cathedral-like' reception space, with generous corridors that have simple architectural articulation through application of 3 materials - silver travertine, chestnut veneered panels and plasterboard. The lighting and air conditioning are provided via custom designed fittings.

The secondary building is of a smaller scale and therefore presented different challenges. Our design in this case creates an intimate space, rich in texture and detail.
