SHCA designed a new office development at Riekerpolder, Amsterdam, located on a high profile site adjacent to the A4 motorway linking Schipol Airport and central Amsterdam. The project was developed within urban design constraints set out in an earlier master plan for this area.
In Phase One, SHCA prepared preliminary designs for a 50,000 sq m (540,000 sq ft) development. The exercise challenged the master plan constraints, where appropriate, to meet the demands of the changing office market while respecting the urban design objectives. Workshops between SHCA, the developer and the municipality of Amsterdam produced an open dialogue about potential designs, as well as a good working relationship with the local authority.
Ultimately, the developer obtained a parcel 60% of the one to which SHCA had designed, requiring a reappraisal of the preliminary plan to meet the new site constraints. SHCA designed three buildings, each with its own identity yet forming a unified complex. The buildings can be leased individually or linked for a single tenant, providing 30,000 sq m (323,000 sq ft) of offices.
